Remodeling Your Home Tips

You know....been there done that. That's me. I've been fortunate to have been able to live in every house I've remodeled, call me crazy. I've seen first hand the mistakes and regrets you'll have so here are seven must do's!

Hire an architect: Perhaps the best money you'll spend out of your whole budget. Computer-aided software will create every detail on your plans which turns into huge labor savings on the job site, and less headache. It will also allow you to simplify the construction plan as a whole to shorten construction time.

Hire a contractor: Unless you've done this before, or you're in the trade, never attempt this on your own. Books and advice from friends will not prepare you emotionally for the challenge. Working with a plethora of subcontractors, bankers, appraisers, inspectors, and labors will most certainly overwhelm most people. Of course, always do your homework on your contractor, most importantly a license, insurance, and bond. But just as important are references, or referrals. Always ask for pictures, and/or tours of their previous projects.

Have and open mind: Be willing to accept changes in the plans due to unforeseen circumstances. An architect can have a perfect set of plans, but once their put into action on the job site, things always change (usually once the plumbers and HVAC come in).

Don't shortcut yourself: Get the house you want now! Moving a wall here or there, adding a deck here, or moving the sink over there, might seem like major changes, but they're not. And contractors might complain, but it's your money, and it's better to do it now while your subs are already on the job site. Don't short yourself on materials either. Pay now or pay later.

Take pictures: And not just once a week. Have a plan to go every day in the evening when the workers are gone, and take lots of pictures from every angle. This is especially important when mechanicals are in. This comes in very handily when you need to hang that picture on the wall where the electrical service enters the house. Pictures will also come in very handy at inspection time. Having these at the ready for your inspections will most certainly ease tensions.

Hold your Contractor Accountable: They don't get their final draw until your 100 percent satisfied, and all problems have been dealt with. A good contractor won't beg you for money if they're reputable. A busy contractor is a good contractor, and probably won't need your money right away anyway.

Detail your experience: Remodeling is emotionally challenging, but very rewarding, especially if you DIY. Keep a diary of this experience, and add your pictures along the way. Job sites are always good places to get quotables (not always suitable for children). Make a scrapbook page and display it for all to see and remember. Enjoy!

1) First check whether the siding is aluminum or galvanized steel. Galvanized steel should not be painted with any oil based paint; some paint manufacturers specify latex only over steel. If painting is done under wet conditions, the paint will not be consistent and it may have a chemical reaction and end up corroding the painting aluminium siding. 2) Use any lime scale/mineral deposit/hard water stain remover to clean the aluminum by applying it .Thereafter agitate the surface with a brush or sponge and finally rinse it water.

3) If the surface is in poor condition such as peeling or chalking, you need to primer coat. Use a good oil based exterior primer. The use of an oil-based primer is preferred over a latex primer because the later generally contain ammonia, which reacts over time with aluminum to form microscopic gas bubbles, leading to premature failure of the primer (and hence, paint) surface.

4) Remember that a light sanding is helpful before applying the final finish coat on the painting and aluminium siding. Sand with a 150 grit sandpaper. You don't need to worry about using a sand paper if you are coating the painting aluminium siding with a latex paint

5) Add a finish coat of acrylic latex. Use a low luster or satin finish. It looks more like the factory finish. For a real smooth job, use an airless sprayer with a .017 gun tip. Always remember not to apply by exposing in direct sunlight which may lessen the amount of time for paint to be on surface. Let it dry after finishing

What is Injection Waterproofing?

Injection waterproofing is often used to fill and seal cracks and crevices. The material is most often made from a polyurethane compound. Going Into My First Small Business

Having over two million dollars at twenty five years old is a blessing. It all happened after my rich uncle Henry died and had me in his will. I was a single guy living alone in a one bedroom apartment and had a job working for a building contractor as a handyman. I gave my boss two weeks notice and quit the job. I said that I could not rent it at such a low price. He sadly walked away. The same thing happened all day long. Nobody could afford the rent. After a few weeks, I finally found ten good men that agreed on the price of my rentals. They all moved in on the first of the month. Now all I had to do was come around once a month and collect the rent.

The first of the month came around and I happily arrived at my small business investment to collect the rent. Seven of the rooms were empty, the occupants were gone without even leaving a note. Two others said that they were broke and that they would make it up to me in the following month. The last one I saw gave me three hundred bucks and said that was all he could afford.

Moisture Proofing Your Basement

If you are planning a basement remodeling project then the first thing you have to take care of is to see if your basement seems damp. No one wants to stay in a damp basement. Whatever you plan for your basement whether it's a game room, a home theater or a bath or an extra bed room you have to first solve the moisture problem before you can think of anything else. In fact even if your basement seems dry it would be better to conduct a small test to be sure. A basement finishing can't be complete till you have taken care of this problem.

In order to test if your basement has a moisture problem or not take a piece of plastic or a piece of tin foil and tape it to the floor. Seal it on all sides and leave it like that for some days. You might find some moisture on the exposed side but that is ok. It is only the condensation. Insulation and ventilation will take care of that. But if you find moisture in the covered area then there is some moisture infiltration and you need to take care of that.

More often than not, basement-moisture problem is due to improper drainage system. The problem could be lack of gutters like allowing rain water to run directly off the roof. Or it may be due to bad grading i.e. the soil should always slope away from the house but it might be otherwise. There might be a wrongly placed drain pipe that leaves the water near the foundation. Water should always be directed at least 5 feet away from the foundation. Taking care of these areas can solve the dampness problem in your basement.

You can also directly apply concrete water proof sealer to the floor and the walls. There are many different brands that you can find in your home store. Most of them come as a powder that you need to mix with water and apply with a long bristles brush. This keeps the sealer moist for days and allows it to reach into the pores and form a crystalline structure that is able to block moisture.

You'll also need to repair any cracks that are present in the walls. Chisel out hairline cracks at least 3/4" deep and wide. Now fill this gap with some concrete patching material. Treat the cracks in the floor the same way. Chisel them out and fill the gap with some concrete and bonding material. If the matter is not very serious then your basement finishing won't cost much.

Is it Worth the Cost to Make a Home More Energy-Efficient?

Making a home more energy-efficient will be worth the investment, especially over time. Not only will you be doing your part for the environment, you could save hundreds, even thousands of dollars on utility bills over the years you stay in your home. And, an energy-efficient home is much easier to sell when the time comes.

You might not want to just launch an effort to make your home more energy-efficient in one fell swoop, but as you make repairs, do upgrades and maybe do a little remodeling, the small additional costs will be recouped faster than you might expect. After all, some of the things you can do to make your home more energy efficient dont cost much at all, especially if you are upgrading anyway.

For example, adding weather stripping to doors and windows will probably cost you less than $50. Switching from incandescent light bulbs to compact fluorescent bulbs will cost you a little more when you first buy the bulbs, but you will save on electricity and you will replace the bulbs far less frequently.

Adding storm doors and windows will save on both heating and cooling costs by reducing the amount of conditioned air that is lost and reducing the amount of outside air that sneaks in. If your budget is tight, you can try doing what our grandfathers did when they wanted storm windows make you own storm windows. You just need a little lumber, a few nails and some heavy plastic.

If you are replacing appliances, it is worth it to insist on energy-efficient models and options, such as vent-free moisture sensing dryers, front loading washers, and refrigerators with through-the-door ice and water. If you are replacing a water heater, an attic fan or a heating/cooling system, you can certainly buy replacements that are more energy-efficient. You might replace your water heater with either instant water heaters or a solar water heater; replace an electric attic fan with a solar-powered fan. Replace your heating and cooling equipment with a single, energy-efficient heat pump. To really save, try choosing a programmable zoned system with timers that allow you to control the temperature in various parts of the house according to your familys needs. Replacing a toilet? Choose a dual-flush toilet to save water usage.

When it is time to replace your roof, choose a metal roof for your replacement. Metal roofs are less expensive and very energy-efficient. If you dont want a metal roof, you can always install attic foil to prevent heat loss.

All of these options are great choices, both for the environment and for your family. But dont forget to look for possible rebates and tax breaks.

Many utility companies offer rebates to customers who install energy-efficient appliances and lights. Just give your utility company a call and ask. Then be sure you understand the standards to qualify for the rebates.

Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

Installing a 32 Inch Back Door

In some older houses you will find a 30 inch back door. Have you ever tried to move a refrigerator or some large furniture through a 30 inch door? Keep in mind most bedroom doors are 30 inches wide and are in 36 inch hallways. 30 inch doors and bedrooms make it tough to move some furniture in too.

Let's start with the price difference between a 30 inch door and a 32 inch door. The cost difference is usually going to be around $20. If you are building a hundred homes this could become quite an additional expense. So we can understand why the home builder installed a 30 inch door in the back of our home.

He got the extra money in his pocket, you got a headache.

Here's the big problem. If you ever want to install a larger door you will need to replace the structural door framing. Now this is where you could run into a little bit of an expense. Changing the framing for a wider door could become quite costly. It could actually cost over $1000 in some cases.

Now if the homebuilder would have originally installed a 32 inch door in your house it might have ran him as high as an additional $45. How can this be? I will give you the first clue. There is a good chance the homebuilder will not be moving into any of these houses. If for some strange instance he did move into the house, he would learn the same lesson whenever he needed to move a large item into the house.

I'm a contactor and learned this lesson in a long time ago.

If you are building a new home you might even want to consider installing a 36 inch back door. This door will give you plenty of room when it comes to moving large items in or out of your house. The cost difference between a 36 inch door and a 32 inch door is usually around $20 also.

When building a new home most people don't give very much thought about their interior or exterior doors. Here's a simple chart I made to help with some basic door decisions.

Bathroom Doors Should Be 28 Inches Wide Minimum.
Bedroom Doors Should Be 30 Inches Wide Minimum.
Front Doors Should Be At Least 36 Inches Wide
Back Doors and Garage Doors Should Be At Least 32 Inches Wide

If you are a professional football or basketball player don't use these numbers above.

If you have large sliding glass doors or French doors throughout your home and can use them to move large items into the house you can install whatever size doors you choose that are comfortable to walk through.

Give some thought when installing a new door on your next project and keep some of the above tips in mind..

Structural Framing Beams

Let's start with the beams. They can be Glulam, Parallam, Microlam or even wood beams. What are all of these and why do I need them in my house. The beams are used to hold up parts of the house and are located in your walls, roofs and floors. Beams are used to transfer a load from one point to another.

Structural framing beams allow the architect to create large openings, floors and roofs in your house. The beams are also used to support the weight over the doors, windows and other openings in your home. These beams support massive amounts of weight in some cases and are even made of steel if needed.

Another growing problem is the lack of old growth trees in the forest. If we just used wood beams with out using the new engineered beams we would have to cut down a lot more of the bigger trees. So you can add these guys to your Christmas list. The lumber or wood engineers have come up with all sorts of alternatives for new building products. These new beams are just some of them. Glulam is a engineered wood product comprised of wood laminations, or 2 x 4s that are bonded together with strong, waterproof adhesives. Microllam is an engineered wood product that uses multiple layers of thin wood assembled with adhesives. It offers several advantages over typical milled lumber: it is stronger, straighter, and more uniform. It is much less likely than conventional lumber to warp, twist, bow, or shrink due to its composite nature. Made in a factory under controlled specifications, Microllam products allow users to reduce the onsite labor. They are typically used for headers, beams, rim board, and edge-forming material.

These beams come in all sorts of different lengths, widths and heights. They are engineered to hold amazing amounts of weight. They really are great engineering marvels.

Tip: I have had to replace almost all of these types of beams over the years due to some form of damage. Like anything else in your home if it is used improperly there is a good chance your are going to have some sort of failure. I have seen people add weight to these structural beams with no thought of them ever failing.

How to Declutter Your Home Fast

You just received a phone call from your very picky and opinionated mother-in-law who announces who calls you from her cell phone to announce that she will be in the neighborhood and would like to stop by in an hour. You look around your house that you have not gotten around to cleaning or picking up all week. There are newspapers piled on the tables, toys thrown everywhere, dishes piling up in the sink and the countertops are a mess, the beds aren't made and laundry is mounding up. What do you do? Do you tell your mother-in-law (who already doesn't think you are good enough for her son) that today just isn't a good day, or do you decide to declutter fast? If you are wise, you will choose option number two.

So, you have an hour. Take a deep breath, look around your house and decide what rooms you should tackle in the short amount of time. The first thing you should do is decide what rooms your mother-in-law will most likely be in during her (hopefully brief) stay. It is unlikely that she will enter your bedroom, so do yourself a favor and shut your bedroom door. Throw a comforter over your bed to resemble a bit of a made-up bed. Begin in your living room by gathering all of the excess newspapers and magazines, etc. and throw them into your recycle. If there is a mountain of toys strewn about, gather them into a hamper or throw them into a toy box if you have one in the room. Don't worry about organizing them at this point in time. If there is a top on the box, your mother-in-law will never know. Go around the room and fluff pillows, straighten rugs, pick up miscellaneous coffee mugs or sippy cups and straighten up any pictures, etc. on your table tops to make them look organized. Take a quick sweep around the room to see the quick (but vast) improvement that you have made and move onto the kitchen.

Tackle your dishes first. Load them quickly into the dishwasher and run the dishes at that time. Wipe down the counters with disinfectant to give it that super-clean smell. Run the trash out to the garbage can. If you have a "junk drawer", don't worry about organizing that at this time....your mother-in-law won't be peaking in there! Throw any miscellaneous coupons, bills and paperwork inside that drawer to go through later. Put away appliances like toasters or blenders to give your kitchen an uncluttered look.

If you are lucky enough to still have time before her arrival, run a disinfectant wipe around your bathroom and give a quick scrub to your toilet. Putting away tooth paste, hair brushes and washcloths can instantly declutter a bathroom counter. Finish by straightening up the towels on the towel rack and you've got a clean and clutter-free house in record time! With a little effort and motivation, you can declutter fast!

Simple Ways to Repair Leaks

Most boats at some point will be in need of a repair due to a leak. A leaking boat may seem like a major problem. However there are several easy to apply options that are available that will patch your boat up quite nicely. Part of the challenge in repairing a leak is to find the exact place where it is leaking and being able to reach it to and apply the patch. The following paragraphs will give you a general overview on how to fix a leak in your boat.

Once you have located where the leak is, If it is possible you should patch both the outside and inside at the point of the leak. You should patch the leak on the outside of the hull since water pressure presses against the patch. A patch inside the hull has to hold the water back. If there is a leak along the seam that is hidden beneath the keel on the outside, you may have no choice other than to patch it from the inside.

If the leak is under a riveted seat your options are to fix it on the outside of the hull or to saw an access port in the side of the seat nearest to where you believe the leak is located. One compound that is widely used is 3M 5200 sealant. The surface of the aluminum and rivet should be cleaned before applying the sealant. It will form a durable patch that should last years.

It is available in a regular and fast cure format in 3 ounce and caulking tube sizes. As a caution, don't buy more of this sealant than you need at one time. Once it is opened, it will cure in a couple of days, even it the tube is resealed.

You can also make repairs with a product called Cabela's Aluminum Boat Patch. This product is applied to a clean aluminum surface with a regular propane torch. If the leaking surface has been painted you will need to remove the paint with sandpaper or a wire brush. The area is heated with the torch until the stick of solid sealant can be wiped on. It can fix small holes, leaking rivets and cracks. Once you are certain that the leak has been successfully repaired, you may paint over these patches if desired. Your boat should look almost as good as new.
