Bathtub Reglazing Cost

There has been a lot of question lately in the tub refinishing industry in respect to cost, there is a lot of competition which forces the refinishing industry to lower their costs in order to compete. You will see many advertisements stating a very low cost, sometimes as low as $150.00 and stating it will only take a couple of hours. What is happening is they are sacrificing quality service with lower prices!

Let me start with this, it takes at least 1-2 hours for a quality primer to set before applying the top coat! any less than that and there is a possibility of delayed cure and possible failure of finish. Quality primer is essential to the success of the finish and many companies are sacrificing the epoxy or poyurthane primer for a lower quality shellac based fast drying primer to move things along. This will certainly affect the longevity of the finish as these products are not designed for wet conditions. Some companies will skip this step altogether for the sake of moving along to another job! Definite finish failure! So, there is minimum 1-2 hours for priming.

Lets talk about preparation, this is probably the most time consuming and crucial part of the reglazing process and there are a number of things to do before any material is sprayed on.

  1. Caulking needs to be scraped off and sanded at intersections to ensure complete removal. Caulking is a contaminant and will cause the finish to fail - 20 minutes to possibly 1 hour
  2. The tub needs to be cleaned with Ajax to remove soap scum - 20 minutes
  3. The tub needs to be acid etched - 30 minutes
  4. Surrounding areas need to be covered to protect from over spray - 30 minutes to possibly 1 hour
  5. The tub needs to be solvent wiped to remove oils from hands during the foregoing processes
  6. The tub needs to be dusted with a tack cloth - 5 minutes

These six processes alone represent a possible time frame of 3 hours. What are we up to now? possibly 5 hours! Cleaning the equipment in between spraying and when finished - 30 minutes, paper pulling - 10 minutes, caulking - 10 minutes (but only after the finish has dried to the touch - 30 minutes up to 1 hour and sometimes even the next day!) What are we up to now? lets round off this example to 2 hours, that's a total of 7 hours so far.

Now, some jobs may not be as labor intensive and this time estimate is just an example of the possibility. You can give or take an hour or so depending on the experience of the finisher but the bottom line is this, it takes more than a couple of hours to do the deed and anyone telling you so is lying. You can rely on the better part of a day to reglaze a tub.

Lets get to cost. Quality products cost money and any refinisher should get paid what he is worth (at least $45-$50 an hour). A typical tub reglaze will cost roughly $70 in materials (primer, urethane, plastic, paper, tape, respirator elements and so on...) If a tub takes 7 hours @ $50/hour = $350, materials $70 = $420. We are not factoring in traveling costs cause we assume the refinisher is eating that cost. We are not factoring in the possibility of stripping an existing finish! So, a typical tub reglaze should cost between $350 and $420. As the old saying goes "You get what you pay for" especially in this business!

Home Staging Tips - Number 1 - Bathrooms

The Bathroom has to be one of the least glamorous rooms of a house; but, the potential impact it can have on a prospective Buyers' decision to buy can be huge.

In response to a recent study where Buyers were asked what conveys cleanliness to them when looking at a potential new home, their response: "The Kitchen Sink, the Laundry Room and the Bathrooms."

You will notice a recurring theme throughout these tips: CLEAN! And, I'm not talking your once-a-week surface cleaning...I'm talking DETAILED CLEANING.

So, arm yourself with the following list of supplies and products and follow me to the bathroom:

- Gloves
- Sponges (I use three different ones: one for the sinks and surfaces; one for the toilets; and one for the tub/shower
- Scrub brush
- an old Toothbrush (great for corners, along baseboards, around the toilet base, and grout)
- Paper Towels
- Bathroom Cleanser (preferably one with bleach; a disinfectant - I like Soft Scrub)
- Glass Cleaner (e.g., Windex)
- Clorox Bleach Pen (great for cleaning grout)
- Zap Restorer and Cleaner (removes rust, iron stains, calcium deposits, hard water stains, lime scale, soap scum, mold and mildew, and ground-in dirt on porcelain, fiberglass, tile and grout)
- Easy Off - BAM (for shower doors). Use Mr. Clean Magic Eraser to assist with tough spots.

CLEAN:

- Floors
- Walls
- Ceilings (knock down any cob webs)

- Toilets
- Vanity Drawers and Cabinets (inside and out)

- Windows (inside and out)
- Screens
- Window Treatments (consider removing them altogether; or washing and ironing before putting them back up)
- Shelves/Built-ins
- Linen Closets (inside and out)

THE BATHROOM:

Complete any outstanding projects (improvement projects).

Wallpaper? Remove it! Why? Wallpaper is considered a custom decor choice; and, will rarely be the choice of the Buyer.

Patch all holes and cracks in the walls.

Paint walls a neutral color. Avoid white for the walls. Instead, choose a soft (universal) color.

Touch up any wood trim. Trim, ceilings and doors should be white. Using the same trim color throughout the home is preferable.

Wash all windows (inside and out, as applicable).

Replace outdated light fixtures.

Replace pitted or tarnished faucets.

Consider replacing the hardware on the cabinets for an inexpensive (but, effective) way to update the look of a bathroom.

Re-caulk, as necessary.

Remove all cleaning supplies from sight. If the next-best-place for them is under the Vanity (arrange them NEATLY in a container).

Vanity Cabinets should be neat and organized: Clutter-free.

Linen Closets should be tidy: Make sure the contents are appropriate to what should be in a linen closet. APPROPRIATE: Bath Linens (towels, washcloths); Bed Linens (sheets, pillow cases); Bar soap. INAPPROPRIATE: Clothes; Food; Craft supplies.

Tuck all wastebaskets away (place under the Vanity, if possible). When the house is shown, the wastebaskets should be emptied of all debris and lined with waste liners that "fit" the size of the wastebasket.

Remove family or personal photos.

Put away all toilet brushes and plungers.

Remove all toilet and tank covers and take up all rugs.

Remove items typically found on the floor (e.g., scales, hampers).

No personal items should be in plain view. These items should be collected and placed in a basket that fits easily under the sink (inside the Vanity).

If you have a "Kid's Bathroom" - I strongly recommend you change it into an "Adult Bathroom." Themed-rooms are a turn-off for Buyers.

Shower curtains should be fabric (preferably, white). No "busy" patterns. I've seen some striped patterns actually work nicely.

Place a full roll of toilet paper on the holder.

If candles are in the bathroom, then, they should be new candles (not ones that have been previously burned).

Place a fresh soap pump at each sink.

Place clean, fresh towels in on every towel bar. Rule of thumb: If the walls are white, the towels should be a color. If the walls have color or a pattern the towels should always be white. My preference: white ones.

Add a touch of green to the room (e.g., potted ivy).

Place all toilet seats in the "down" position.

PROPS FOR STAGING A BATHROOM:

- Plush, thirsty towels
- Greenery (Bamboo, ivy and palm frawns are a few to consider)
- Grasses/Reeds
- Art/Framed prints
- Soap pumps
- Fresh pillar candles (varying in height)
- Fabric shower curtains
- Roll of toilet papers
- Polished river stones
- Sea shells
- Wicker baskets (for functionality, as well as, staging purposes)

EXAMPLE: A clean, tidy, staged bathroom will create a "spa-like" experience for the Buyer.

What To Consider When Remodeling

When you say you want to start remodeling your home sometime soon, that is a rather broad way of describing what you want done. You have to be more specific about your remodeling plans so that the contractor knows exactly what you want to achieve in this home makeover project.

By the way, who will handle disposal of trash and any debris that is produced by the home makeover project? There are contractors who include that in the service though there may be projects where you have to find a hauler who will cart away your debris and trash for you instead. Clarify this beforehand as well.

It is also helpful if there is a stipulation in your contract permitting you a grace period before the project starts so that if you change your mind, you can always bow out gracefully without spending a cent or incurring the ire of the contractor.

How Do Hurricanes Form?

Hurricanes usually form in the summer or early autumn when several key atmospheric ingredients come together. Contrary to common belief, many factors other than warm ocean water cause hurricanes to form. In fact, the water is always warm enough in the deep tropics for hurricanes to form all year long. During the winter and spring, upper air winds are hostile, and usually do not allow tropical cyclone development. So, what does it take for a hurricane to form?

The ingredients for hurricane formation

  • 1. Pre-existing Disturbance or low pressure area must have formed in the low levels of the atmosphere to start winds converging and uplift.
  • 2. Warm Water to a sufficient depth to support the energy that a hurricane will use. The threshold temperature for tropical cyclone development needs to be about 26.5 Celsius or 80 Fahrenheit. A water column depth of about 50 meters or 150 feet deep is required.
  • 3. Low Stability will allow deep convection or cumulonimbus clouds to build to great heights in the atmosphere. A stable air mass will inhibit cloud development and not allow for significant cloud growth to support the deep convection needed for a hurricane to develop.
  • 4. Coriolis Force The disturbed area of weather needs to be at least 4-5 away from the equator. This is the approximate distance from the equator for the Coriolis force to achieve a gradient wind balance to sustain the low pressure area.
  • 5. Moist Mid Level of the atmosphere. If there is dry air aloft it will weaken or choke off the updrafts in the cumulus clouds.
  • 6. Low Vertical Wind Shear from the surface to upper troposphere. This allows for the thunderstorm clouds to build to great heights. If the wind speed increases or changes direction with height, the cumulonimbus clouds get deformed and can not sustain the hurricane heat engine.
  • 7. Divergence in the upper Atmosphere This allows for the transport of mass away from the hurricane that is brought in at the low levels of the atmosphere.

Hurricane Formation

If the conditions above are met sufficiently, showers and storms will start to gain organization as low level winds converge toward the center of the low pressure area. The cluster of convection will start to form bands. As the convection increases, the warm air near the surface rises and cools. As it cools the water vapor condenses. There is a tremendous amount of heat produced from the condensation of water vapor. Some of this heat warms the center region of the low. As the temperature of the air near the core rises it produces lower pressure. In response to this lower pressure, winds increase in intensity. A tropical storm forms when the surface winds reach sustained winds of 39-73 mph. A hurricane officially classified as the winds reach sustained values of 74 mph. Even if all of the ingredients of a hurricane are in place, it does not guarantee that a hurricane will form. Many of the factors in hurricane formation exist in the tropics, especially in the heart of hurricane season. Despite this, very few disturbances actually develop into a hurricane.

23 Days in the Shower

Anyone who has a family member that suffers from a physical disability knows that showering is one of the major tasks of the day. It takes me about 1.5 hours each day to get my partner ready in the mornings. The majority of this time is spent in the shower.

I sat down and calculated this time out last week and to my amazement I will spend 23 full days in the shower in the next 12 months.

Well that really motivated me to carefully consider the design of the showers in our new house. The house is being renovated using the principals of Universal Design so that it is suitable for both able bodied and disabled people. The principals of Universal Design are:

  • Principle 1: Equitable Use - The design is useful and marketable to people with diverse abilities.
  • Principle 2: Flexibility in Use - The design accommodates a wide range of individual preferences and abilities.
  • Principle 3: Simple and Intuitive Use.Use of the design is easy to understand, regardless of the user's experience, knowledge, language skills, or current concentration level.
  • Principle 4: Perceptible Information - The design communicates necessary information effectively to the user, regardless of ambient conditions of the user's sensory abilities.
  • Principle 5: Tolerance for Error - The design minimizes hazards and the adverse consequences of accidental or unintended actions.
  • Principle 6: Low Physical Effort - The design can be used efficiently and comfortably, and with a minimum of fatigue.
  • Principle 7: Size and Space for Approach and Use - Appropriate size and space is provided for approach, reach, manipulation, and use, regardless of the user's body size, posture, or mobility.
So using these principals we put some thought into designing the ideal shower that is going to save time and reduce effort. Here is the checklist that we developed:

Size - The shower needs to be larger than normal. It needs to accommodate a shower chair with plenty of room so an aid can circulate without having to be a contortionist. A double shower is ideal.

Floor - The floor needs to be non slip when dry and wet.

Drainage - Gutter drains are better than central drains. A gutter drain allows you to have the fall on the shower floor to fall only one way rather than two. The advantage of this is that a shower chair will sit on a floor with a one way fall without wobbling.

Approach - The approach to the shower should have no sill and there should be clear delineation between what is shower and what is bathroom.

Shower head - The shower should have both a fixed head and a hand held components.

Shelves - You can never have enough shelves for towels. Make sure they are within easy reach of the shower. Heated towel rails can save days of washing in the average year.

Doors - None is best. You can design a shower that does not need doors or curtains.

Faucet - A single mixing faucet is best. This can be operated with one hand.

Thermostat - Make sure your hot water system has a safety thermostat installed to avoid any nasty accidents.

Easy clean - Talc's , creams and lotions can make areal mess. Being able to wash or hose down the entire bathroom floor is a real time saver.

Designing our new shower to incorporate these features will not only save me days a year but make the task of showering more pleasant for all concerned.

Are You Planning to Remodel Or Upgrade Your Bathroom?

There are seemingly a million things you can do to upgrade your bathroom, whether you want a small 2 minute project, a weekend gig, or a full month overhaul. Maybe you're bored, or you're systematically updating various parts your house and the bathroom just happens to be next. Either way, this is not something to be taken lightly, especially if you want to do the full enchilada. Write it out, make drawings if necessary, price your options at various stores and then dig in when the timing is right.

It's not just a demolition zone, you have to keep it safe and usable. If you have secondary bathrooms available then consider yourself lucky, although other members of your house will still be pushing you to finish quickly.

If you're ready for the major overhaul then talk to a design specialist for ideas, how to plan the demolition and rebuild and how to pick the right appliances and features you'll need. If you're handy enough to do it all yourself you'll save a fortune in outside labor costs. If you can't, then hire a contractor who knows his stuff and get a firm deadline written out. You don't want this drag on any longer than necessary.

Replacing a bathtub is a big job, and you should first consider why you want to replace the bathtub. Removing a bathtub is not an easy job, and you should first consider your reasons, and see if there are other options. If maintained well, a bathtub will give good service for many years.

On the other hand, if the bathtub itself is in a bad state, then replacement might be the only option.

Before replacing a bathtub:

  1. Shop and consider the options available.
  2. Consider what bathroom in your home this is, and who will be using the bathtub.
  3. Don't forget the possibility of future resale. You may have no desire to sell at this time, but life is full of change. Think about who would be the bulk of your market. For instance, if your home has three or four bedrooms, families with children would most likely be the bulk of your market.With that in mind, replacing a standard bathtub with a whirlpool in a main bath would probably not be a good idea. People with small children might be put off by this addition to a main bath.
  4. Review the value and benefits of different bathtub material and different styles before making a final decision.
  5. And lastly, decide how you will get the tub into it's final space. Take measurements and think where through your home the tub will have to travel to get there. Replacing a bathtub in a finished home as opposed to installing in new construction where these elements are added before walls are finished, are very different situations. You will need to find a solution before making a commitment.

Bathrooms For Little Ones

A children's bathroom should be a place that offers them the independence to learn all of the necessary hygiene skills, whilst being both a safe and fun environment. Mirrored Medicine Cabinet - Home Tips

When I grew up I had a tiny bathroom, but I didn't care because it was entirely my own. You could barely turn around it was so small. But it had the features I needed including a medicine cabinet with a three way mirror for doing my hair.

Honestly, I don't know how anyone could get ready in the morning with just a single paned mirror. I rely on those three mirrors to angle around and see the back of my head. I now combine it with the full length mirror in the larger bathroom I now have to bounce my reflection off so many surfaces I can see everything easily. Even things I don't want to see so often.

Behind that mirror is the usual medicine cabinet. Mine is stuffed full of beauty supplies and other miscellaneous items that otherwise wouldn't have a home. I'm sure there's several things in there that need to be thrown out. Old perfumes, 3 bottles of mousse, earrings I never wear, maybe I'll go clean that out tonight.

Medicine cabinets are really important. I don't keep much medicine in them, those have to be locked away from the children. So hair products take their place. My cabinet is the of the usual variety, but I really like those recessed ones that look like just a plain mirror and then surprise people when it turns out to have storage space. Even funnier is when people assume the plain mirror is a medicine cabinet and end up ripping it off the wall when they try to open it.
